THINGS TO LOOK FOR IN YOUR HOME INSPECTION REPORT
Roof: Sagging – Condition of flashing/coping – Pooling of water on flat roofs - Gutters and downspouts – Condition of shingles – Water marks on interior ceilings - Estimated remaining life of roof.
Attic: Sufficient ventilation. Roof leaks.
Doors/Windows: Easy operation. Working locking mechanisms. Adequate weather stripping.
Siding: Separations, dents or buckling in the siding material.
Brick/Stucco: Broken or cracked bricks – Missing mortar - Stucco cracked, missing or pulling away from the house.
Insulation: Condition – Adequate coverage – Rated properly for climate
Foundation: Cracks – Interior basement walls/floors showing signs of water damage
Basement: Signs of water seepage – Mold – Musty smells
Garage: Ease of operation of door within runners – Locking mechanisms – Cracks in flooring or interior/exterior walls.
Ceiling, Walls and Baseboards: Cracked, missing or discolored plaster.
Porches/Decks: Rotted wood – Loose planks, steps – Crumbling concrete – Loose bricks
Electricity: Condition of circuit breaker panels or fuse boxes – Adequate amperage – Adequate number of outlets in each room.
Plumbing: Proper insulation of pipes – Indications of leaks – Water pressure – Air in pipes.
Water Heater: Adequate for needs of residents – Age – Energy efficiency – Projected lifespan of unit.
Heating – Central A/C: Adequate for size of residence – Age – Energy efficiency – Projected lifespan of units.
Outside Paving: Condition of driveways/walkways with regard to cracks, heaving or crumbling.
Septic Systems: Adequate for size of family – Absorption field capacity.
Radon: Excessive levels of radiation
Termites: Evidence of insect damage, current or past
