BE PREPARED FOR OFFERS

Always request that offers for your property be made on paper. Never accept or respond to “will you accept”, “how much room”, “is your price firm?” Your response is “Please make an offer in writing.”

When you get an offer –

Take your time to respond – if it’s subject to response within 24 hours – still take your time. At the same time, don’t be indifferent to the offer. Rudeness will turn a buyer off. You are both after the same outcome – the sale of your property. If you feel that the offer is too low, counter with an offer closer to your asking price.
Your attorney is always best suited to answer most questions or handle responses to all contingencies.
You will need to be aware of calendar dates on your contract. Be prepared for the inspection company and bank appraiser. Your attorney’s involvement at offer time helps to insure the inspection report is not used to reduce the selling price. Get your attorney involved early in the process.
