GETTING YOUR HOME SOLD QUICKLY

Price your home right the first time. The biggest mistake sellers make is to over-price. There is a certain pride factor that goes along with owning a home, however, you cannot let it blind you to what you can realistically expect to get for your property. If you haven’t received any offers on your home after it has been on the market for a month, chances are you’ve got it priced too high. Adjust it quickly.

Your house should always be available for showings. It is difficult to keep a house in “showing” condition at all times. However, if you begin limiting showing times to “Sundays between 12 and 2 p.m.” it will be difficult for people to see your house, let alone buy it. The more showings you have the more likely you are to find a buyer. You may want to consider placing a lockbox on your home. This will allow MLS agents access during the day while you are at work, or in the evening when your plans have you away from home. The lockbox also records the access number of each agent who enters your home as an added measure of security. If you don’t wish to have a lockbox, it would be best to make yourself scarce when a broker arrives with his/her Buyer.

Make a decision about the price you will accept for your home. Most buyers will offer less than the asking price. Be prepared for that and decide what your rock-bottom price will be ahead of time. Again, keep in mind that if your home has been on the market for a while, you’ll need to be a little flexible.
