Always have some brochures on hand for showings and your lawn sign brochure holder.

Whenever any MLS Broker/Sales Associate shows your property, ask for a card and ask them to sign in his name and his buyer’s name. Keep a diary. You can leave a Visitors Book on the table with your brochures.

It’s always best not to be home when an agent is showing your home. The buyer will take more time and feel more relaxed having conversations and asking questions of the broker.

It’s a good idea to label items not included in the sale such as a new washer or dryer. Smaller items such as a lighting fixture you plan to take with you, can be easily packed away for moving, before you show the house, and replaced with a reasonably priced fixture.

If you must be home, do your best to disappear. If you are asked to answer questions, keep to the point – be cheerful and helpful however, try to avoid personal conversation – never divulge confidential information.

For evening showings, keep the house looking bright inside by lighting all of the lights. If you have outdoor landscape lighting make sure it’s turned on as well as porch lights.
