Have a termite inspection performed which you can show to prospective buyers to allay any fears of infestation.
Have a professional home inspection done. This will alert you to potential problems which may hold up or negate a sale. Since the Buyer will have to have an inspection performed, you may want to wait and see the results of that report rather than pay for one yourself. The deciding factor is whether or not you feel your home has problems which can really cost you money at the bargaining table and possibly cost you a sale.
Have all of your transferable guarantees or warranties together that cover the furnace, hot water heater or large appliances being sold with the house.
Get estimates from trustworthy tradesmen for needed repairs and replacements. This will give you an idea of how much these repairs will cost. You can decide which items to correct or not and be better prepared for future negotiating.
Whether you sell on your own, or use the services of a professional broker, being prepared and knowledgeable will only work in your favor.
